Maplewood Place Park, Lake Charles, Louisiana

Opening in December 2018, Maplewood Place Park is a workforce housing project near Lake Charles, Louisiana. Lake Charles, like much of Southwestern Louisiana is booming. Unemployment is below 4%, and there is a continual influx of skilled labor into the market to meet the demands of $117 Billion in slated construction projects.  There is an acute need for temporary housing for an estimated 25,000 transient workers.  Maplewood Place Park LP has secured a parcel of land under a 15 year ground lease that has been zoning approved for an RV Park. The existing RV parks in the area are all at 100% capacity with a waiting list. The next closest RV park with any vacancy is over a 45 minute drive from the projects.  Maplewood Place Park is centrally located near the I-10 corridor and conveniently located close to the majority of the construction projects in the region. The project consists of 199 RV pads complete with water, sewer, electric, wifi, laundry facilities and a general store.

SouthLake Village, Lake Charles, Louisiana

SouthLake Village is  a 240 unit ground-up apartment development currently under construction in Lake Charles, Louisiana. The property is on the south side of the city where most infrastructure for future residential development is focused.
The project will have a mix of 1BR, 2BR and 3BR units. Rent growth is strong in the market, and vacancy low, due to a combination of high paying jobs, strong employment and population growth.
The city of Lake Charles has been extremely supportive of our project. They understand the market demand for housing. Occupancy beginning in phases with full occupancy by late 2019.

Home@Uptown—Albuquerque, New Mexico

Home@Uptown is an urban-feel 77 unit apartment community built in 1973 and located in the thriving Uptown area of Albuquerque, New Mexico. The property is located in one of the highest rent districts in the city and has great traffic visibility. It is also very close to major employment centers and high-end shopping, dining and recreation areas. The dated interiors are currently being renovated to cater to a demand for updated apartments.

Home@Valencia—Albuquerque, New Mexico

Home@Valencia is a 51 unit apartment complex built in 1977, consisting of one-bedroom apartments and two-bedroom townhouses, centered around a swimming pool. Many properties in the neighborhood are currently being renovated. Adjacent is a shopping center with a new Starbucks, Planet Fitness, the VA hospital and Gibson Medical Center.

Collins Estate Mobile Home Park—Jacksonville, North Carolina

Collins Estate is located in Jacksonville, NC and sits on over 20 acres of land, just 12 miles from the Atlantic Ocean. The property is less than two miles from the very active Camp LeJeune Marine Corps Base, and in an area that continues to have strong housing growth. The 109 space mobile home park has long term residents, was cash flowing upon acquisition and has lots of upside by renting out park owned units, and passing through utilities and trash fees to the tenants.  Our partners Park Place Communities are currently implementing a management system and renovation with strict oversight to help us achieve higher returns.

Vineyard Pointe—Atlanta, Georgia

Vineyard Pointe is a 10 acre property with a high visibility in Riverdale, Georgia. Consisting of 108 units in 18 buildings it was built in 1989 and requires only lightly updating interior finishes and implementing a rent premium to increase the NOI.

Southlake Cove—Atlanta, Georgia

Southlake Cove is a 34 acre property consisting of 346 units in 46 buildings. It was built in 1988 and requires only light renovations  and implementing a rent premium to increase the NOI.
